Brookfield Linfield Crossing

Challenge

The vacant site of the former Linfield Elementary School and Heritage Christian School needed to be redeveloped for a single-family home subdivision.

Solution

SEH assisted with the redevelopment concept, reviewed the ICC-700 National Green Building Standard® (NGBS) Green Land Development Certification criteria, and identified sustainable design elements that could be incorporated into the site design. Our multidisciplinary team also prepared a Natural Resources Inventory Plan to identify features to be conserved, such as mature trees throughout the site.

SEH worked with the Wisconsin Department of Natural Resources (DNR) Green Tier staff for streamlined DNR permitting. Existing off-site drainage issues, previously identified through public meetings, lead us to work closely with the City of Brookfield staff to resolve issues. Our engineers designed a rear swale biofiltration system and updates to stormwater infrastructure throughout the site, which provided a natural buffer between lots and went beyond stormwater management requirements in a nonintrusive manner. The site design also reduced total impervious surface and incorporated innovative stormwater management design features.
